Roof Repair Smedway's Flat Roof Repair crews are trained on TPO, EPDM, and modified bitumen systems across Monterey, not general shingle work applied to a flat surface.
A flat roof leak rarely shows up directly above where the water actually entered — membrane systems move water laterally before it drips through.
Commercial Flat Roof Repair scheduling is built around minimizing disruption to your Monterey business operations.
Every Flat Roof Repair technician carries current Monterey, CA licensing for commercial roofing work.
We coordinate timing to reduce impact on tenants or foot traffic wherever possible.
Membrane type and repair scope are itemized separately in every Flat Roof Repair estimate.
Proper membrane welding equipment prevents the seam failures common with improvised patches.
Here's what falls under our Monterey Flat Roof Repair service for commercial and low-slope roofs.
TPO seam separation gets properly heat-welded, not just caulked over as a temporary fix.
We identify the membrane type first, since EPDM and TPO repairs use different adhesive systems.
We identify why water is pooling — often a low spot or blocked drain — before recommending a solution.
Modified bitumen blisters and seam issues are repaired using proper torch-down or cold-adhesive technique depending on the situation.
Clogged or damaged drains are a leading cause of Monterey flat roof ponding and membrane stress.
Rooftop HVAC units and their curbs are a frequent source of Monterey commercial roof leaks that general roofers often overlook.
We start by discussing the issue — ponding, active leak, or visible membrane damage.
On-site assessment identifies the membrane type and the actual cause of the issue.
You receive a written estimate covering membrane repair or drainage correction before work begins.
Repairs are completed using membrane-appropriate technique, then tested before we consider the job done.
TPO seam repair was clean, tested it before leaving to make sure it actually held.
